Overview

Altman Commercial’s multi-disciplinary approach to commercial real estate has served a wide range of clients from multinational agencies to large conglomerates and investment syndicates over the last 20 years. Our suite of services includes Sales and Leasing, landlord Representation, Property Management, Accounting and Finance, Tenant Relations, Development Consulting and Investor Services.

Sales & Leasing

Our experienced team of agents in our three (2) offices have sound knowledge of the marketplace and the disciplines required by investors seeking sound financial returns.

Two members of the agency team specialize in commercial leasing.

Landlord Representation

We manage over 400,000 sq ft of commercial space in eleven (11) building complexes encompassing over 200 tenants. These range from office buildings to retail centres and our services include leasing, common area management, building maintenance, financial reporting and budget control.

Property Management

Our senior property managers have sound expertise in building maintenance, lifecycle management, facilities management and health & safety. We have recently developed specific expertise in air quality management, detection and audit and have successfully built robust plans for:

  • Health & Safety
  • Air Quality
  • Disaster Preparedness
  • Lifecycle Maintenance

Our team executes best practice procurement of third party service providers and is capable of project managing major building refurbishment and expansion.

Accounting & Finance

Our sister company, PCS, employs a team of five (5) accountants – three (3) are FCA’s. The department provides:
  • Day to day accounting, collection and payment services
  • Budget to Actual comparison
  • Annual Financial Statements
  • Tax returns

All accounting is executed on the Quickbooks platform.

Tenant Relations

Our senior managers are in regular contact with all tenants and hold quarterly tenant meetings to resolve tenant building issues and to assist with the understanding of the landlord/tenant obligations and responsibilities. Our team also assists tenants in understanding potential health and safety issues within their demise and verifies tenant lease compliance including insurance requirements.

Development Consulting

Altman and PCS have been in the development business for 35years. We have led developments such as:

  • Villas on the Green - St.Lucia
  • Limegrove Lifestyle Centre - Barbados
We intimately understand the development process, the economies of development and risk mitigation strategies. Our approach starts with careful evaluation of the site and planning history and constraints. This is followed up with a market study. We then guide design development by careful, continuous financial analysis using discounted cash flow and residual analytics, ensuring the consultants’ compliance with investor goals and objectives. During the development phase, the project is continuously benchmarked against market dynamics. Once complete, our sales and leasing activities help to drive the project’s success and our project management team ensures continuous professional management.
 
 

Investor Services

We have successfully syndicated numerous commercial developments. We have also procured project development bridging and term financing, leveraging strong connectivity with the lending community. Our project management team, in conjunction with Rider Levett Bucknall (Barbados) Ltd. (RLB), our associates, has managed the construction phase of many commercial projects. Post-development we offer a suite of investor services which includes:
 
  • Day to day operations management & accounting
  • Liaising with all regulatory bodies, legal teams and tax authorities
  • Planning, holding and minuting investor meetings, annual general meetings, board meetings and providing comprehensive investor reports.
